Case Study: Berkeley Castle's E-MAP Success!

Built in 1871 in downtown Toronto, historic site Berkeley Castle is a 148,614 square foot commercial office/retail asset, housing nearly 300 occupants. Having achieved NRCan 2019 and 2020 ENERGY STAR Building Certification, Berkeley Castle continues to strive for energy reductions and optimum operational performance.

Following an energy audit in 2016, Berkeley Castle implemented their Energy Management Action Plan (E-MAP) as part of their long-term Energy Efficiency Initiative to optimize building operations and performance.

1. Real-time monitoring was installed in 2016 to allow Berkeley to: “Manage what we measure”.

2. A Building Automation System (BAS) was installed.

3. Third-party BAS commissioning was completed in 2018.

4. The E-MAP brings together a framework to track, manage and sustain reductions through the 3 Ps of: People, Process, and Products:

5140 Yonge's VFD Retrofit Resulted in a 46% Electricity Reduction

5140 Yonge Street is a 622,995 sq. Ft. commercial office. In 2007, an Energy Audit was conducted and identified the opportunity to retrofit existing motors with VFDs in 26 Compartment Units. This Energy Efficiency Measure (EEM) was implemented resulting in a 46% savings in electricity use.

An Energy Audit conducted by Energy@Work identified the opportunity to retrofit the existing motors with VFDs in 26 Compartment Units (CU) and lock the VIV’s in the fully open position.

Each drive will be connected to the existing Metasys system and the operation of the drive will be controlled from the duct pressure sensor. Installation of the new VFDs will allow for more efficient system operation; and maintain the pressure set point in the supply air ductwork.

An incentive of $66,670 was secured to support the implementation of the Energy Efficiency Measures through BOMA Toronto’s Conservation Demand Management (CDM) program.

Madison Group's 90 Eglinton Ave W Ramp Heater Replacement= Savings of $290/day!

90 Eglinton Avenue West is a 6-storey commercial office tower located on the north side of Eglinton Avenue, one block west of Yonge Street with the Subway and TTC at its doorstep. Built in 1972, the 107,716 square foot building is managed by Madison Group.

With an abundance of underground parking available for its mixed-use tenants, Madison Group strives to continuously improve the building’s environmental footprint by eliminating energy waste.

The office tower is enrolled in Energy@Work’s Energy Management Action Plan (E-MAP) aimed at improving the building’s performance through operational improvements. During a monthly E-MAP meeting, the low-cost measure of replacing the ramp heater’s failed temperature sensor was identified and implemented revealing immediate savings.

Graph 1 compares the electricity used at 1-5:00AM for the month of February 2020.

A 75-kW load was noticed and traced to a failed Snow Sensor that controlled the Ramp Heater.

The replacement of the Snow Sensor on February 20th cost approximately $3,000 resulting in a 75-kW reduction equivalent to a daily savings of $290 resulting in a 10-days payback, refer to Table 1.

90 Eglinton Avenue West is a 6-storey commercial office tower located on the north side of Eglinton Avenue and one block west of Yonge Street. Built in 1972, the 107,716 square foot building is managed by Madison Group with the Subway and TTC at its doorstep.

With an abundance of underground parking available for its mixed-use tenants, Madison Group strives to continuously improve the building’s environmental footprint by eliminating energy waste through no-cost energy efficiency measures.

The office tower is enrolled in Energy@Work’s Energy Management Action Plan (E-MAP) aimed at improving the building’s performance through operational improvements. The no-cost measure of modifying the fan’s schedule to match the building’s current facility requirements (CFR) was identified and implemented by the building operator resulting in immediate savings and elimination of energy waste.

Graph 1 shows the fan’s schedule prior to the last week of January 2020 running 24 hours/day. The operator scheduled the fans off for 4 hours from 2 - 5AM during this un-occupied period. A 76-kW baseload reduction was the result – see Section B.

On February 21st, the operator again adjusted the fan schedule to shutdown 1 hour earlier than the previous schedule to match the CFR, resulting in further kWh savings – see Section C.

15 Toronto Street is a 70,035 square feet commercial office building located in Toronto’s financial district near King and Yonge. BOMA Toronto presented 15 Toronto with the:

BOMA race2reduce Climate Champion CREST Award!

The Madison team reduced its environmental impact through innovative projects and has achieved NRCan’s 2020 ENERGY STAR Building Certification with a score of 80! The team is currently in the process of obtaining BOMA BEST Certification as well.

A formal commitment to CSR led to establishing the Energy Management Action Plan (E-MAP) in 2018 to enhance tenant comfort through managing utility costs.

Monthly E-MAP meetings are held with management and operation to identify, review and implement energy efficiency measures (EEM). Improvements resulted in a staggering 38% reduction in the GHG emission intensity, earning 15 Toronto the 2020 race2reduce Climate Champion CREST Award.
