BOMA Global Adjustment Mechanism Workshop

At the BOMA 2019 Global Adjustment Workshop Energy@Work provided case study examples on how best to respond to Global Adjustment Mechanism (GAM) or the “GAMe”.

There are 2 strategies and both begin with an Energy Management Action Plan (E-MAP).  Changes that Ontario is facing are summarized well in this article, and the Energy@Work GAMe presentation is available here.

Case Study - Berkeley Castle

Berkeley Castle is a commercial and retail building in Toronto’s east end. Built in 1868, the heritage building has undergone multiple renovations to modernize over the years. According to Linda Leistner, Property Manager of Berkeley Castle Investments, the age of the building presents a few challenges when it comes to keeping energy costs down while keeping tenants comfortable. While some organizations opt to jump into equipment upgrades, a better approach might be to start an entirely different journey by improving operating habits and control sequences through a continuous improvement cycle.

With limited time, budget and experience to focus on energy management, Leistner enlisted the expertise of Scott Rouse, Managing Partner at Energy@Work, to help identify new opportunities to save.

Early results are promising – in just nine months, Berkeley Castle has seen a 9% reduction in energy use through non-capital changes alone and even greater savings are expected in the coming months. Leistner and Rouse are now more proactive and strategic about energy management, meeting monthly to review data and working with Toronto Hydro to plan projects ahead that will save energy without compromising the comfort of tenants. “OPsaver pays for us to look comprehensively at our whole building and how systems work together,” Leistner says. “We’re now gaining a lot of momentum with our savings.”

365 Bloor transformation Gets BOMA BEST Platinum + 2018 Earth Award

The National Post ran a full page story on 365 Bloor's transformation which included significant involvement from Energy@Work.

Highlight of achievements include:

  • Repositioning and transformation of a commercial asset that helped revitalize the Bloor & Sherbourne area.

  • Achieving BOMA BEST Platinum + the 2018 Earth Award (highest 2018 Platinum score in the 250,000 Sq.Ft category)!

  • Received the Collaborative Excellence Award from BOMA Toronto at the race2reduce CREST Awards

Perhaps the biggest achievement is their continued commitment to do even more.

The article credits the Greenrock Property Management’s vision and the team work with Postmedia Place. Paul Godfrey said: “Teaming up with Greenrock allowed us to create purpose-built, high-tech and energy efficiency space for our employees to work and collaborate in, in entirely new ways.”

Energy@Work is pleased to have also been mentioned for our Energy Management Action Plan (EMAP).  By following the plan and working monthly with Operations, Management and other key stakeholders, utility savings were identified and implemented. Credit also is due to Toronto Hydro’s OPsaver program, Real Time Monitoring and BOMA Toronto’s race2reduce program.

The full story is located on the back page of the National Post: Weekend edition, Saturday, June 9th, 2018

Congratulations to both Postmedia Place and Greenrock Property Management.

Welcome to Ontario’s new: “Energy & Water Reporting and Benchmarking Regulation”

Ontario requires owners of buildings that are 50,000 square feet or larger to report their water and energy use annually. (EWRB - O.Reg. 20/17)

Energy@Work has been working with BOMA to ensure that the process is useful and practical.  We met with BOMA Chicago and visited with New York’s bench marking office to understand reporting requirements and provide feedback, which has helped to make Ontario’s process practical.

Energy@Work has demonstrated, when accurately completed, benchmarking can provide you with the insight you need to make positive changes!

We have a 3 step process aligned with the provincial timeline:

Step 1: January 31, 2018 Deadline

Obtain the required Property Owner Contact Form and EWRB#

Step 2: June 1, 2018 (before the Global Adjustment (GA) Deadline)

We will prepare and provide you:

i) Completed Energy Star Portfolio Manager submission with an Energy Star Score

image001.jpg

ii) A GA eligibility opinion

iii) An Energy & Water Assessment

Together, there is the confidence that the information being submitted to the government is correct as well as insight on how the building is performing in comparison to others and suggested next steps.

Step 3: July 1, 2018 Deadline

We will submit the required information on your behalf.  We also follow up on questions,  comments and identify concerns so there are no surprises.

Knowing that information is correct as well as the significance is a great relief and a catalyst to making positive change.

Welcome to an exciting future!

Please contact:

Energy@Work, either email: requests@Energy-Efficiency.com or

Additional information is on Ontario’s web site.

We are here to help and look forward to working together and making this easy, but also useful and a practical benefit to you at the same time!
